• Introductory email to all parties of the transaction

• Create and provide Transaction Contact Sheet with all parties

• Verify contracts and disclosures are complete with required signatures

• Ability to acquire electronic signatures on documents pertaining to the transaction

• Maintain transaction files including all documents, contracts, and disclosures

• Provide Title, Lender and Co-op Agent with contract package

• Order preliminary Title Commitment and HOA documents

• Verify receipt of preliminary Title Commitment and HOA documents with applicable parties

• Provide contingency reminders to Agent as needed

• Provide Agent’s client with a list of important dates within the contract

• Maintain continuous contact with Lender, Title and Co-op Agent to ensure an open line of communication

• Coordinate inspections and appraisals with listing Agent’s client

• Regularly keep Agent’s client up to date on the transaction status

• Reach out to client and ask for referrals on behalf of the Agent

• Verify all required receipts of Inspection Resolution are received and shared with applicable parties

• Continually contact Lender to expedite “clear to close” status

• Acquire appraisal results from Lender

• Order Home Warranty when applicable and provide Title Company with the billing information

• Contact Title Company for Settlement Statements to review for accuracy (for this and the transaction as a whole, primary responsibility will remain with the Agent involved)

• Coordinate final walk through date and time with all parties

• Schedule Closing date and time with all parties

• Following a successful closing, on behalf of Agent, email “Thank you” note to Co-op Agent, Title and Lender

• Request testimonials for posting to the Agent’s various Internet platforms

Withdrawn Contracts - If you are not paid, CTS is not paid.
